If you’ve been anywhere near Brickell, Wynwood, or Edgewater lately, you’ve seen it: cranes dotting the skyline, sidewalks fenced off for yet another sleek tower, and construction crews working from sunrise to sundown. Miami is building — fast.

According to a recent news from RentCafe.com’s Apartment Construction report, one out of every five new apartments opening in Florida this year will be right here in the Miami metro. That’s 15,666 new rentals in 2025 alone, more than Tampa and Jacksonville combined. To put it in perspective, Miami is building almost as many apartments as entire states like Washington or Tennessee. Not bad for our slice of the Sunshine State.

Where the New Apartments Are Coming

  • Miami proper is leading the charge, with more than 5,300 new units expected this year.

  • Fort Lauderdale and Hollywood aren’t far behind, each adding around 1,600 rentals.

  • Even Hialeah — usually overlooked in the luxury development conversation — is bringing 1,150 new apartments online.

If you’re renting, that’s a lot of fresh inventory to choose from. More shiny buildings with rooftop pools. More modern kitchens. More Instagram-worthy views of Biscayne Bay.

The Cooldown Nobody’s Talking About

Here’s the twist: while the numbers sound huge, Miami is actually slowing down compared to last year. Completions are expected to drop about 28% in 2025, part of a natural cooldown after years of rapid building.

Still, Miami ranks 7th nationwide for new apartments this year, which says something about how hot the demand continues to be.

What It Means for Locals

Let’s be real: renters in Miami are some of the most competitive in the country. Right now, 21 people compete for every available apartment here. New supply could take the edge off, maybe bring some rent specials back into play (think a month free or lower deposits), but don’t expect prices to fall off a cliff.

Much of what’s being built is luxury — glossy towers meant to attract high-income tenants, investors, or out-of-towners relocating for work. For many locals, affordability is still the elephant in the room. Will these new projects actually make Miami more livable for the people who already call it home?
